abstract: The article analyzes the impact of the development of the mortgage-backed securities market on the country's economy. Key aspects of the mortgage market are considered, including its structure, regulatory mechanisms, and the role of mortgage-backed securities as a tool for raising capital. The paper analyzes how the development of this market can stimulate economic growth by increasing the affordability of housing, improving the financial stability of banks, and attracting investment. Examples from international practice are considered, and recommendations are offered for improving the mechanisms for regulating the mortgage market to ensure stability and sustainable economic development.
